Jupiter Farms December 2021 Monthly Market Update
Jupiter Farms' active inventory decreased in December 2021 with 15 current active listings and 1 coming soon listing - almost half of the inventory last month at this time. With 10 listings having closed in December, compared to 9 in November, overall inventory decreased to a 1.6 month supply. The fewer number of listings is mostly seasonal as the market slows down in the winter, especially during the Holidays. As of 1/10/2022, there are 30 homes under contract which is 2 more than last month reinforcing that the market is not really slowing down but going through a seasonal shift.
The average days on market for closed properties last month was 31 days with the median value being 19 days. The median list to sold price ratio was 97% which is slightly lower than the previous month due to a couple of houses having a fairly large price adjustment off of list price.
Pricing increased last month with the median sold price per square foot coming in at $325.37 per square foot. Two of the sold listings were over the $1M price point effecting the price increase. The median sold price in Jupiter Farms last month was $642,500 which is up from $559,000 in November.
